What if there is no Equity?

In today's market there is an increasing amount of people who cannot keep making payments on their homes. A lot of these properties have little or no Equity, even worse, many are upside down (They owe more than what the property is worth) and banks are in the process of Foreclosing on them.

There is a technique that many professionals are using to help these people in distress. This technique is called Negotiating a Short Sale. This is a process in which the lender agrees to discount the loan in default, in order to avoid going through the Foreclosure process.

"From my marketing I had a lady call me regarding the sale of her home. When I called her she said that she had signed with someone else for 95k. I told her that I wished her luck and that everything went well for her, but if things did not work out to give me a call. She called thirty days later and she told me that her buyer was not returning her calls. I looked up the property through ximausa.com and found out that she owned the property since 1992 and that she paid 69k for the property so there was a lot of equity on the property and she owed $65,000. The comparables came back with 180k for 2/1 in the area with about 900 sqft. I went to look at the property and the property needed about 18k to 20k in repairs. I made an offer of 85k and she agreed. I got the contract signed a day after the other contract expired and I wholesaled the property to an investor. There was a lot of investors in the property, but no one made an offer. I created a email blast and advertised the property as a 2/1 that could easily be turned into a 3/2 since the size of the house was closer to 1400 sqft. Comps were at 220 to 295k for 3/2s in the neighborhood within the last 3 months. I took me 3 weeks to find a buyer and sold the property for $93,000 and I renegotiated with the homeowner for a price of 83,000 making a quick $10,000 in three weeks with a investment of $10 deposit on the contract in thirty three days."
