Real estate investing is a business that requires a significant amount of work and commitment to succeed in it. The earning potential in this business is truly big. However, it all depends upon how you manage it and make it work.
For an investor, finding the most phenomenal real estate deal is the key to make a great deal of money in the real estate investing business. That is why as a real estate agent, you should be able to come up with the best marketing strategies so that you will get to attract a lot of investors to make use of your services.
Common Mistakes Of Real Estate Agents
The common mistake of many agents in real estate investing is that they simply do what every other agent does. As an agent, you should be able to set yourself apart from the rest. The business of real estate investing belongs to a very competitive marketplace so if you are more innovative in your marketing strategies and other services, chances are you will be the choice to do business with.
Another mistake that most real estate agents make is that they do not clearly express the benefits that the buyers will get out of transacting business with them. Potential clients want to immediately know the benefits that they will be getting out of this venture. A great deal of real estate marketing nowadays revolves around the promotion of the agent instead of the properties and the benefits that one will get out of using the services of the agent. By making a simple distinction, you will see a great difference in the results that you will get.
Marketing Techniques
Many agents do not consider these options because of the amount that they will be spending for using these marketing techniques, but what they do not really know is that these are effective marketing strategies for most businesses and the real estate investing business is no different.
If you think newspaper ads and the like are not that effective, you might want to consider promoting your properties and deals online. Majority of buyers look out for properties and great deals over the Internet so where else would be the best way to advertise but online. However, when posting properties online keep the photos of your listings and other contents of the post as good as possible. Who would want to buy homes that are cluttered in the first place?
Of course, you have to evaluate the results that you are getting out of these marketing techniques. If you think that you are not getting actual business out of a particular advertising strategy then its time to move on to a more effective one. Above all, see to it that when you employ these marketing techniques, they must focus on the services that you offer and the needs of your prospective clients.
Real Estate Investing Courses
It pays to get educated. A lot of agents who are attending educational courses in real estate investing tend to earn higher amounts of income. By attending these courses, you get to learn more about the business of real estate investing as well as all of the fundamentals in terms of promoting properties and deals to your potential customers. You will be able to improve your skills as an agent and eventually turn out to be a high earner in the field of real estate investing.
Real estate investing as a business is a risk. However, if you dedicate a really good amount of commitment in it coupled with hard work, it would not be a difficult task to close deals and earn high profits in this type of business. The bottom line is that it still depends on how you work things out that makes this venture successful.
Unquestionably, almost all people want to earn more than enough money. So they find ways to earn extra income.
Indeed, real estate is a prevalent investment. The millionaires out there gain their fortune through real estate investing. Even famous people are entering the real estate world to capture bigger earnings. They realized that investments in real estate are a good way of generating revenue. But do all the deals that you close guarantee big money? Well, the answer actually depends on a lot of factors.
Bigger Money On The Best Deals
So what is the millionaires’ secret in real estate investing that you do not know about? Here is the way to obtaining fortunes in real estate. Actually, the means of getting the real estate investing riches is not through recent techniques, methods or systems. Instead, it is through patience and research, and simply keeping an eye on the marketplace for a big break.
Something big in the marketplace generates express growth in the real estate investing industry. Such big indicators could include fresh major employment progressing into the area, new factories, centers that offer sales and entertainment investments. If you ever smell and spot one, take hold of it because you’re near to grasping a fortune.
The issue is not on the number of deals that you make. What makes real estate investing a prosperous business is actually about the kind of deal that you make. If for example there are hundreds of business opportunities around and you invest to about 90% of them it wouldn’t guarantee you riches. But for instance, if an investor closes a deal which has a good price, it will guarantee him a huge amount of money. Even if that is only a single deal, what matters is the amount that you receive minus the expenses. If that still totals to a huge amount, then you’ve probably hit the jackpot.
Tips And Tricks To Make You Rich
There are some points to consider before becoming rich in the real estate business. The first thing to mull over before real estate investing is to decide whether or not you have the money for it. If you choose to borrow your capital in the business, then try to consider the necessary repayments and interest rates on your loan. If you also plan to do outright purchases in real estate investing, be confident enough that your savings is enough. Never make a mistake because it will lead you to spending too much and earning too little.
Once the budgetary chapter of your investment turns out okay, the next step is to choose competent people to work with. It is always better to choose good people inside the realm of your money making. Remember that you are in need of reliable people, from agents to banks and even customers. With everything on hand you’ll end up getting the better side of the bargain.
Another important thing to contemplate before real estate investing is the reason for your venture. Choose deals that will make you good money, but also remember that not all big investments have good payoffs. Know first how everything will run and clearly apply the legalities so that the business can be all set and clear. One wrong move can make you lose a large amount of cash, so take things slowly but remember to do them correctly.
In real estate investing, not all deals give you great payoffs. It also doesn’t imply that you’ll get rich if you invest on three or more deals. It is really about the investment that you choose to enter, your capabilities as a negotiator, and at one way or another, your luck.
How To Price A Home
A home will sell for two reasons: price and exposure. In the real estate market for the 21st century, exposure has taken a new turn with the advancement of many Internet technologies for real estate. Be it as it may, the real estate industry’s new exposure tools will not help a home sell if the home is not priced correctly. When considering putting your home up for sale, it is very important to first analyze your real estate market on a subdivision level, not a metro-area level, to derive the features and amenities that are driving the value in your neighborhood. You must then establish a pricing strategy in accordance with your financial and timing needs.
Identifying Selling Needs
No two real estate transactions in today’s world are identical. As a homeowner, only you can derive your needs with selling your home. We will call this your “win” in your real estate transaction. Be careful; the years of owning your home can cause a strong emotional attachment and can cloud logical thinking. This is absolutely normal, and fortunately, there are professionals available across the nation to help bring a logical, non-emotional approach to selling your home. These professionals are known as real estate agents, and each can be a vital tool in making sure you get the most amount of money for your home in the least amount of time, and with a minimum level of stress.
You will want to focus on your timing needs first. Do you want to sell your home in 30, 60, or 90 days? Are you looking to have a contract by that date, or to be closed and moving into your next home? Always remember that in typical real estate transactions, buyers will take approximately 30 days to close on a home. This time period involves getting inspections, negotiating repairs, and securing financing with their mortgage professional.
Are you going to need a certain amount of equity after closing on your home? If so, lets understand this number from the very beginning and make sure that this need will be satisfied out of the sale of your home.
Understanding Your Local Market
The next step to selling your home is to make sure that you have leverage. Leverage is the key ingredient to winning in a real estate transaction. When selling a home, leverage is achieved by pricing your home at a market price that will attract the most amount of buyers for your area. Homes can be priced one of two ways: negotiation and market. Pricing for negotiation will result in exactly what a seller expects: negotiation on the asking price. Pricing at market will allow your home to be exposed to the widest range of buyers and enable the seller to have a leveraged position in the real estate transaction.
There are three types of market research that one must analyze when pricing a home: sold, expired, and active properties. First, the sold history for your subdivision for the past year will give great detail on the selling trends in the neighborhood. By analyzing the sold price per square foot of homes with similar features, amenities, and condition, you can easily identify your selling range in relation to price per square foot. Price per square foot allows you to level the playing field and compare apples to apples. A homes square footage is a basic unit of real estate, and all homes will be priced according to the size of the home. At this point, you will want to gain an understanding as to why homes are selling in the per square foot range that they are being sold in. Once this step is complete, we can have a higher level of understanding as to which homes are desirable and getting the most money, and which are the exact opposite.
After you have made conclusions as to why homes are selling in the range that they do, you can then test these conclusions on homes that did not sell, or expired properties. This is done to make sure that the conclusions derived during the analysis of sold properties are accurate and applicable to your real estate transaction. Remember: Not all real estate transactions are typical and your conclusions may not be able to explain exactly why a home did not sell. You can usually assume that if your conclusions can logically explain why 3-5 homes have not sold in the past 6 months, then your conclusions are accurate enough to be considered factual.
Find Your Homes Selling Range
Now that we have an understanding as to why homes are selling in the range that they are, we can then look at the features and amenities of your home and identify the price per square foot range that will be most suitable for your home’s asking price. For this information, we are going to look back at the one year sold history of your neighborhood.
It is important to be realistic and logical in this step of the pricing process. If your home is 1500 square feet, look at what other homes within 200 square feet are selling for per square foot. You will also want to take into consideration the other main features that buyers are interested in: bedrooms, bathrooms, year built, and unit stories. After you have pinpointed homes that are similar to yours, see the maximum and minimum price per square foot that they are selling for to give your home a possible selling range. Don’t be surprised if this is a large price range. We are simply identifying the range at which similar homes are selling for. We will then take your needs to determine what part of this selling range your home should be priced in.
Price According To Needs while Analyzing Competition
Do you remember earlier when we identified your win in your transaction? These rules for selling your home, usually timing and required equity, will help you determine the most appropriate price entry point for your price per square foot selling range. You will want to make sure that your final asking price will satisfy all of your needs.
Let’s say for example that you must sell your home in 90 days. Your main concern is to make sure that you receive an offer within these 90 days, and are perfectly fine with closing 30 days later. You also want to make sure that you will net at least $25,000 from the sale of your home after paying all selling expenses. The next step is to look at the amount of inventory for homes with similar features to your home. The most important factor to look at is the number of bedrooms. In the past twelve months, how many homes were sold that had the same number of bedrooms as yours? How many homes are there on the market now with the same amount of bedrooms? When you know these two numbers, you can derive the amount of inventory available. If there were 12 homes sold with 3 bedrooms in the last 12 months, that means there was on average one home sold per month. If there are six homes available, it is safe to say that there are 6 months of inventory.
For our example, we must receive a contract on a home within 90 days. If there are 6 months of inventory available, then it is accurate to state that the current level of competition will take a toll on your final asking price due to your 90 day requirement to receive a contract. You must make sure that your home is more attractive than your competition, especially now that we know that we must receive a contract in 90 days and there is 6 months of inventory available.
Using this same logical approach, you can determine where your home must be priced in your selling price per square foot range. Make sure that you stay non-emotional and realistic when finalizing these numbers. You want to make sure that you can satisfy all your needs when selling your home. If your final asking price is reduced due to a high level of competition, and this reduction causes you to not net the equity you need, then you will simply lose by putting your home on the market. Be sure to understand this concept and be assured that you are making the most informed, intelligent decision possible. Selling your home can be a very tedious journey; you will want to make sure that your time invested will be able to satisfy your selling needs or else your efforts will be wasted.
A foreclosure auction is a place to get the best deals on homes, but you can also end up losing a considerable amount of money. The latter mostly happens in the case of beginners or those who appear for the auction before any prior preparation. The rush and fast pace of the auction will in normal cases shatter the confidence of a beginner or excite him so much that he will end up overbidding – and losing a considerable amount of money.
If one really aims to save money at a foreclosure auction, then a considerable amount of homework and research has to be done before attending the auction. A novice buyer would be wise to consult an experienced real estate agent, a real estate attorney, a knowledgeable investor or real estate mentor, and other professionals familiar with local real estate laws before making the decision to bid. The buyer will get a clear idea about the different aspects of foreclosure auction: contracts, financing, negotiating, acquiring, rehabbing and later selling these properties. This will raise the confidence level of the buyer to a great extent before attending the auction. A buyer will know the right decisions to make after doing this.
There is a great risk of wasting not only money but also time in foreclosure auctions. You might have done a lot of homework and research on a foreclosed home you are interested in, and that research leads you to decide to bid. After all that time and energy put into that property, you may find that it has been sold someone else. The group that owns the foreclosed homes also expect top dollars at the earliest point possible. From the seller point of view, they also need to recover the loss of time and money as quickly as possible. These type of risks are unavoidable and can upset a beginner, but an experienced buyer will know how and when to make the right move to get the best deal.
A bidder at a foreclosure auction must be ready to accept any and all repairs on the property. It is quite normal for a foreclosed home to be in a poor condition. You must be ready to take on all of the repairs and renovations of the property. A financially collapsed home owner will obviously have no means to mend the home that is going to be sold. There are also many cases where home owners purposefully damage the walls, floorings, and electrical appliances out of anger towards the lender because they are losing the home. But it is the buyer who is the victim of all of these problems. Quite often, the amount a buyer saves on buying a foreclosed home is lost to large scale repairs. This can actually end up causing a loss for the buyer. Even worse, in some cases the home owners will not have vacated even after the property is sold. Many of them will move after civil discussions on the matter, but some of them refuse to leave. The buyer will have to take legal action in these cases to move them out. This is yet another expense involved in buying property at a foreclosure auction..
In the end, the bidders who have done some careful research before bidding will have a greater chance of making a great deal. Bidders with the least information about the auction and the property will end up saving nothing at all – or even losing money. If you are bidding at a foreclosure auction, always make sure the property you’re buying is a deal and not something that will lead to years of litigation and heartache.
